DERRY, N.H. -- Carefree living, fabulous lifestyle and a wonderful setting make Indian Hill a great new community. The active-adult condominiums offer an inspired lifestyle in beautiful homes surrounded by walking trails and thriving woodlands.
The gently rolling countryside and mature trees provide a great backdrop for the well-designed new homes. Beginning at $289,900, only 26 homes will be built on the sprawling 47 acres.
There are several basic designs to choose from, but each new home features outstanding amenities, including hardwood flooring, granite counter tops, paneled doors, and handsome Harvey Prairie-style windows. All offer the ease of first floor living, complete with a luxurious master bedroom suite, and an oversized two-car garage.
The attractive buildings are each only two units, attached at the garage. They feel like single family homes without the hassle of exterior maintenece and yard work.
"What really sets Indian Hill apart is the ability to customize these homes," said Tom Mosson of Stonehill Builders. "We work with each buyer to design the home thatr they truly want. For example, you can have a gas-log fireplace, a finished walk-out basement, the deck can be screened-in or converted to four season rooms and we offer single or two-story designs. Yes, you can pick your colors, but you also have the option to design the home that you truly want. You do not have to settle for one preset design."
Mosson and his partner Tom Gioseffi bring more than 20 years of expireince and a reputation for quality to Stonehill Builders. They are excited to bring this new active-adult community to Derry.

Each home entry boasts a beautiful art glass front door with side transoms setting the tone for the brilliant styling details inside. Natural light fills the living room from a spectacular elliptical topped window in a clever overhead dormer.
With a catherdral ceiling and polished hardwood floors, the living room is bright and airy. A panel fan softens the soaring ceiling and adds a nice touch. With an open concept, the home feels expansive yet comfortable at the same time. A sunny formal dining area connects the living room to the state-of-the-art kitchen. In the model, The dining area is adjacent to doors leading out to a nice deck that can be enclosed as a screened-in porch.

The kitchen is planned for efficiency and would please even the most serious cook. Richly hued wood cabinets, gleaming granite counter tops and stainless steel appliances combine to create an ideal work space. The open concept and breakfast bar area allow for easy entertaining and conversation.
Views of surrounding woodland and doors to the deck connect the kitchen to the verdant setting. The deck adds great outdoor living space and is large enough to host comfortable patio furnature and a gas grill for relaxed dining.
A second bedroom or den features double windows and a large closet in the one-story model. In the two-story home, the extra room on the first level becomes a home office or den and the second bedroom and full bath are upstairs. A large open room at the top of the staircase would make a great sitting room in the two-story design.
A tiled full bath and hidden laundry closet tie the public space to the first-floor master bedroom suite.
The vaulted ceiling master bedroom is luxurious with plush carpeting. A walk-in closet adds great storage space, and the master bath is lovely with a double vanity, shower-stall and exquisite tile work. The builders have been sure that details like the brushed nickel hardware, Kohler fixtures and classical moldings are beyond typical features and give the whole house high-end styling.
The basement levels are enormous and include full-sized windows, walk-out access to the back of the homes and are pre-plumbed for a future bathroom.

The basements can be finished off to become a great family, media or exercise room. In addition to its beautiful country location, Indian Hill is conveniently located near every amenity imaginable. Derry offers excellent shopping, restaurants, cultural attractions, golf and a hospital. Interstate 93 is just minutes from the quite Indian Hill neighborhood providing access to Manchester-Boston Regional Airport and Logan Airport in Boston.
"When it comes to active-adult-living communities, some deeds are very restrictive," explained Paul Redmond of The Masiello Group Real Estate. "Indian Hill's deed requires that only one household member be at least 55 years of age and visitors under age 18 can stay up to 90 days."
The Indian Hill community is marketed by Redmond. Visitors are invited to an open house very Sunday from 2 to 4 p.m. or by appointment.
